Frequently Asked Questions (FAQs)

I would like to be approved to teach Basic Appraisal Principles and Basic Appraisal Procedures. Are there specific requirements I must meet?
    Incoming Instructors Requirements

    General requirements for applicants:
    • Hold an Appraisal Institute designation or a Ph.D./DBA/EdD from an accredited institution.
    • Prior teaching experience and/or training recommend.
    • Not have been the subject of any published disciplinary action by the Appraisal Institute for the past five years.
    • Comply with the Appraisal Institute’s continuing education program if a designated member.
    • Supply recommendation form to be completed by a current chapter president, current chapter education chair, or current regional education liaison.

    ILDC requirements:
    • Attend all teaching clinics.
    • Participate in the course’s ½ day sessions for the courses participant is interested in teaching.
    • Prepare and teach a video-taped 5-7 minute presentation on an assigned topic.
    • Receive satisfactory recommendation on the prepared presentation by members of the Education Committee.

    Course requirements:
    • Pass examination of course(s) participant would like to teach with an 80% or better. Must be completed within 30 days after the ILDC program at one of the numerous approved testing centers.
    • Complete a traditional, four-day audit of the course(s) participant would like to teach before being listed as an Associate Instructor for the program.

I am an incoming instructor. Please tell me more about the video presentation.
    All incoming instructors are required to complete a 5-7 minute video-taped presentation. To mirror a real classroom experience participants might encounter, presentation will take place in front of other incoming instructors (peers) and a panel of evaluators who are current instructors or representatives from the 2010 Education Committee. Expect to answer typical classroom question(s) from the evaluators on your topic. Questions might include reference to USPAP. Careful preparation ahead of time will make this experience less intimidating. While we do expect preparation, we do not expect perfection.

If I attend the ILDC, am I guaranteed automatic approval as an Appraisal Institute instructor?
    No. You must successfully complete all of the required incoming instructor presentations given at the ILDC, complete and pass the course examinations of the courses you would like to teach within 30 days after the ILDC, and receive a recommendation from the Education Committee. Specific ILDC completion criteria includes:

    • Attendance of ILDC
    • Evaluation of videotaped presentations
    • Pass course examinations under specific requirements per course
    • Communication skills and participation
    • Knowledge of subject matter

Are there guidelines or additional things I should consider as an incoming instructor participant?
    Instructing for the Appraisal Institute is a privilege and a significant responsibility. As an instructor, you are a representative and an ambassador of the Appraisal Institute. The student’s impression of you can be his/her first impression of the Appraisal Institute. Thus, the Appraisal Institute maintains high standards for the skills, subject knowledge, and credentials that are required of Appraisal Institute instructors; the Education Committee is responsible for enforcing these standards. Things to consider:

    • The Appraisal Institute views your demeanor during the entire ILDC. The ILDC is your opportunity to prove that you have the skills and the interest to merit serving as a representative of the Appraisal Institute.
    • While the Education Committee intends to provide opportunities for Appraisal Institute instructors to improve their teaching skills, it is NOT the responsibility of the Education Committee to teach individuals how to be effective instructors.
    • Attendance at the ILDC does not guarantee that an individual will be approved to become an Appraisal Institute instructor. Students who demonstrate strong communication skills in a classroom situation and solid appraisal subject knowledge will be approved. Since Appraisal Institute courses require the instructor to motivate a class for one or more days, the instructor must be more than an effective public speaker. The Education Committee is looking for individuals with special skills.
    • Approval of instructors by the Appraisal Institute is not permanent. Instructor performance is continually monitored through student evaluations and interpreted in accordance with the instructor guidelines set by the Education Committee. Instructor approval for course offerings is based on past evaluations.
    • Successful completion of the ILDC and compliance of all requirements does not guarantee teaching assignments. It is the responsibility of the individual to negotiate and enter into teaching assignments with Appraisal Institute chapters.

May any existing instructor who would like to teach the new advanced education courses attend the ILDC?
    No. Only existing instructors who meet the criteria below will be invited to participate in the ILDC:

    General requirements:
    • Be a current Appraisal Institute approved instructor.
    • Hold an Appraisal Institute designation or a PhD/DBA/EdD from an accredited institution.


    Course criteria:

    Approved to teach the courses below with a 4.0 or better rating

    • General Appraiser Market Analysis and Highest & Best Use
    • General Appraiser Sales Comparison Approach
    • General Appraiser Site Valuation & Cost Approach
    • General Appraiser Income Approach, Parts 1 and 2

I meet the special invitation above. Are there additional requirements I need (in addition to attending the ILDC) to teach one or more of the three advanced education courses?
    Yes. See additional requirements below. While existing instructors seeking approval to teach advanced education courses will not need to audit the course(s) or prepare a presentation, they must pass the course(s) examination(s) with an 80% or better if they are not automatically approved. The examination must be completed within 30 days after the ILDC program at one of the numerous approved testing centers.

    Advanced Income Capitalization

    • Current Advanced Income Approach (510) instructor with a 4.0 rating or better in 510 who has taught 510 in the past 5 years.
    • Have solid working knowledge of Excel (how to build loan calculations and DCF from scratch)
    • Instructor who has not taught Advanced Income Capitalization (510), but has taught Gen. Appraiser Income Approach Parts 1 and 2, must audit the course.


    Advanced Market Analysis and Highest & Best Use
    • Demonstrate knowledge/experience of Level C market analysis (clearly outlined in a resume or cover letter.
    • Audit course


    Advanced Concepts & Case Studies
    • Current Advanced Applications (550) instructor (automatically approved)
    • Current instructors of Advanced Income Capitalization (510), Advanced Sales Comparison & Cost Approaches (530), and General Appraiser Market Analysis and Highest & Best Use (or Advanced Market Analysis and Highest & Best Use when available August 2010 with a 4.0 rating or better on all three courses (automatically approved as associates).

I am not a designated member; however, I have a PhD (DBA/EdD). Are there special eligibility requirements that I could meet that would enable me to teach for the Appraisal Institute?
    Yes. Special eligibility requirements for non-designated PhDs, DBAs, and EdDs who wish to teach courses are as follows:

    • Hold a Ph.D./DBA/EdD from an accredited institution in a real estate appraisal related area.
    • Hold a PhD/DBA/EdD from an accredited institution.
    • Be a professional teacher with a minimum of two years college or university teaching experience in a real estate appraisal related area.
    • Successful completion of the Instructor Leadership and Development Conference.
    • Attend a traditional, full course audit of Basic Appraisal Principles and/or Basic Appraisal Procedures and pass the examination with an 80% or better.
    • Once audit is complete, Associate instructor status is given for sessions attended/exams passed.
    • Associate instructor status remains until each course is taught with a 4.0 or higher (based on a 1-5 scale).
