Educational Requirements for
Appraisal Institute Designations

Are you ready to take your career to the next level and differentiate yourself from all the other state-certified appraisers?

Obtaining MAI or SRA Designated membership from the Appraisal Institute will elevate you into the upper echelon of valuation experts.

These Designated memberships have long been recognized by courts of law, governmental agencies, financial institutions and investors as marks of excellence in the field of real estate valuation and analysis.

With an MAI or SRA behind your name, you will be recognized immediately for your knowledge, experience and integrity. Review the required education below – you may find out that you already have credit for one or more of these Appraisal Institute courses. Note to Associate Members: To track your progress toward Designated membership, check your Associate Status Report.


Required Standards and Ethics Courses for All Appraisal Institute Associate Members:

  1. Within the initial first-year cycle, provide proof of passing the 15-Hour National Uniform Standards of Professional Practice (USPAP) course and exam. Once past the initial cycle, the 7-Hour USPAP may be taken instead for subsequent Standards and Ethics cycles.

    NOTE: Members who practice solely outside the United States may complete the International Valuation Standards course instead of the USPAP course.

  2. Complete the Appraisal Institute course, Business Practices and Ethics.

Educational Requirements for MAI Designated Membership


Exams for the following Level I courses are waived by meeting AQB criteria/state general certification or earning certain degrees:

Must pass Appraisal Institute course and exam:

Must pass the following Level II examinations:

Note: The Appraisal Institute may offer an Equivalency Examination as a substitute for the examinations noted above except for the Standards, Ethics, and Report Writing courses.

Changes to the MAI Advanced Education – The Appraisal Institute is in the process of releasing updated MAI Advanced Education. For information on the new courses and equivalencies to previous courses, click here.

Alternative technical requirements are available to general Associate Members who hold other certain credentials. For more information on this, please see the Admissions Policy Manual.

Educational Requirements for the SRA Designated Membership


Exams for the following courses are waived by meeting AQB criteria/state general or residential certification or earning certain degrees:

Must pass the following Appraisal Institute Examinations or equivalencies:

Note: The Associate member must attend the Advanced Residential Applications and Case Studies/Part 1course. 
The Appraisal Institute may offer an Equivalency Examination to substitute for the above examinations except for the Standards, Ethics and Report Writing courses.
