Retail Buildings: Standard Methods of Measurement

Retail Buildings: Standard Methods of Measurement (ANSI Z65.5-2010) E-Doc

BOMA’s latest measurement standard, Retail Buildings: Standard Methods of Measurement (2010), provides a uniform methodology for computing, communicating and comparing the measurement of retail. It provides an unequivocal direct measure of the physical size of the floor area of a retail building and offers three measurement methods:

  • Construction gross area, which includes the area defined as exterior gross area, as well as other areas that have a structural floor or are covered by a roof or canopy that are typically enclosed but within the building perimeter.
  • Exterior gross area, which is the total of all the enclosed floor areas of all floors of a building contained within their measure lines, excluding voids, interstitial space, unexcavated space and crawl space.
  • Gross leasable area, which is the total enclosed floor area designed for the exclusive use of an occupant, including any basements, mezzanines or upper floors.

The new standard features 16 illustrations, worksheets and 48 definitions of measurement terms, hyperlinked in a PDF format.

Gross Areas of a Building: Standard Methods of Measurement (ANSI/BOMA 265.3-2009) E-doc

Gross Areas of a Building: Standard Methods of Measurement details procedures for measuring construction gross area and exterior gross area of buildings and provides an unequivocal, direct measure of the physical size of a building. Both methods can be applied to new and existing buildings, single or multiple stories, owner-occupied or leased, and for all types of occupancies and uses. The construction gross area includes the area defined as exterior gross area as well as other areas that have a structural floor, or are covered by a roof or canopy, that are typically unenclosed but within the building perimeter. The exterior gross area is the total floor area contained within the measure line—generally the outside surface of the exterior enclosure of building—including structured parking. The ANSI-accredited standard contains 37 illustrations and 19 definitions.

Multi-Unit Residential Buildings: Standard Methods of Measurement (2010) provides a uniform methodology for computing, communicating and comparing the measurement of multi-unit residential buildings. The Standard was developed through the collaborative efforts of BOMA International, the Institute of Real Estate Management, the National Association of Home Builders and the National Multi Housing Council. It provides an unequivocal direct measure of the physical size of the floor area of a multi-residential building and offers two measurement methods: a Gross Method, which generally measures unit gross area, and a Net Method, which generally measures unit net areas. The standard features illustrations, worksheets and 36 definitions of measurement terms, hyperlinked in a PDF format.
